Raccoon Lake is a beautiful lake but purchasing property around it is very confusing because it is a flood control lake. As a Realtor, I listen closely to each each customer to make sure they purchase a piece of property which will allow them to do what they want to do on this lake. For example, some areas do not allow anyone to tie up their boat for more than 48 hrs., other areas have a limited amount of boat ties available and you may have to wait several years to get one, Certain zones in the lake allow speed boats while others don't. I moved to this area from Chicago in 1987, and had to move several times to find just the right place. I love my job and work hard for each and every client. Raccoon Lake is a great place to live if you like wooded, hilly land, water sports, and peace and quiet. There is very little land still for sale around the lake. Homes for sale are rare, we (all Realtors) get aprox. 15-20 lakefronts per year. Homes typically have steps down to the water. No one owns into the water, you own up to a CORPS marker. If there is a flood, the water goes up to the marker on each property around the lake. No building allowed past this line, except a sea wall style dock for your boat. Taxes (year 2002) are aprox. $1,300/yr. and average home price for lakefront property is $200,000, most lots are 1/2 acre and wooded. We all use our own wells and septic systems. Shopping is typically done in Rockville, Greencastle, Terre Haute or Indianapolis.
Lake property is typically listed as:
Lakefront means you can walk to the water from your property
Lakeview you can see the lake but not necessarily get to it
Lake Access means there is a path in the subdivision where you can walk to the water
Boat Tie means you can tie a boat up all season to a metal loop set into the shoreline, must have permit
Boat Tie - 48 hrs. means you can tie a boat up for 48 hrs. only, because it is on protected shoreline (no docks)
Sea Wall - No more floating docks on Raccoon, they must all be sea walls -similar to a wood deck on the edge of the lake where you can get on and off your boat without stepping in the water.
