3.06 acreage land at Lake Koocanusa, NW, Montana. This acreage is about a 1/8th of a mile from a beautiful beach at Lake Koocanusa. You can walk down to a gorgeous beach in a minute or so. One may build or use it to RV. It is large enough to bring along a few families. If you choose to RV, your RV must move after 6 months. There is a road to this acreage. It is on the west side of Lake Koocanusa near a pond called Tooley Lake and about 3 miles from the north boat launch and about 6 or so from the Amish store. One would have to bring services (power/phone)from about 3 acres over. Contacts can be provided. Builders of another home in this subdivision can also be provided. This is the last of 8 acreages in this small subdivision. It is land only. If you think of a small field surrounded on 3 sides by trees and divided into 8 acreages with a gorgeous mountain view to the west you will have a good picture of this. You can not cut down the forestry service land trees, so you can not see the lake but it is just a minute or so to walk down to the beach. Most of Lake Koocanusa has forestry service land for the first 1/8th or ¼ mile. This may be because the water fluctuates a bit depending on the time of year due to the dam. In the spring you may have 15 feet outward of beach and by August you might have 50 feet outward of beach. You may walk or drive a quad through the government owned forest to the beach. There is also a road type path down to within about 50 feet of the beach but the start of that road is not from the subdivision but rather from the north. The acreage can’t be subdivided further (this is listed in the covenants) but you may build more than one home. There are few building restrictions. If you choose to build, once you start, you have to finish within 2 years. If you move a finished home to the acreage, it can’t be older than 2 years old. You do not have to build. You may pull your RV out along with some friends for a holiday. If you RV, you need to move your RV after 6 months. The beach has wonderful soft sand. You can waterski, fish, find local snowmobile trails, or drive about an hour to Fernie to ski. We usually have a fire on the beach at night.
There has been no problem crossing the border into the States if you have your passport or documentation. It is usually only a few minutes to wait and as long as you don’t carry meat or citrus products across, it is usually not a problem. There is a nice grocery store across the border in Eureka.
It is about a 4 or 5 hour drive from Calgary. It is 10 minutes from the Rexford, 20 minutes from Eureka. There is a boat launch 3 miles north (depending on the water level) or you may use the marina across the lake. We usually use the marina at Rexford. We usually tie up to a buoy for the week. This is a very safe, quiet area. People wave to one another here and you will see some Amish people driving their horse and buggies now and then as a retirement Amish community is just up the road. Some people hire them to build log homes. Once in awhile you may see another boat. The scenery is much like the Shuswap in BC but without all of the busy congestion and people. Only three of the eight acreages have built homes. So far the other 4 owners choose to travel out and RV. There is no real upkeep. The deer usually come down each night to eat the hayfield.
