Our property features a wide, year around view of a quiet cove and the mountains beyond. Bull Shoals Lake is a deep, clean, clear sportsman's paradise. Great hunting and fishing right on the property or on adjoining Corps of Engineers property! Because the Corps of Engineers regulates the property immediately surrounding the lake, the area will always remain pristine! The trout-filled White River is close by.
Lake and Dock: We swim from late-May through mid-September in clear, emerald water. We have no "lake smells" or ugly weeds. There are NO MOSQUITOES! Our dock has a 10 x 24 boat slip and a 10 x 20 carpeted swim platform and is just a short walk or short quad ride through the woods (about 600 feet from the house). The “main channel” is one mile from our dock, so you have easy access to the rest of the lake, but are protected from wakes and noise. The lake is quiet and uncrowded, even at its busiest. There are few properties with a private dock, but VERY few where you can actually walk to it! Even when the lake is at its highest or lowest, our dock is still easily accessible. The lake doesn't freeze, so you can leave your boat at the dock all year to take advantage of sunny winter days for fishing, exploring and eagle-watching.
Home: Solid, kiln-dried, 7.5 inch diameter southern white pine log. Southern white pine doesn't twist or buckle like some other types of logs. The logs were treated prior to construction to prevent insect, mold and mildew damage. In addition, we have a termite prevention and protection plan. Thoroughly sealed inside and out with top quality materials, the house is nice and tight. 2800+ sq. ft. with 3-4 bedrooms and 2 baths. We just had the exterior of the solid poured foundation enhanced with custom cultured rock. It looks fabulous! In addition, we just (November 2011) cleaned and waterproofed the deck, and had THE WHOLE HOUSE EXTERIOR CLEANED, SANDED, CAULKED, STAINED AND CLEAR COATED. There should be no further exterior maintenance required for 3-5 years!
Our home is ready to move in.
Walk-out lower level: 17 x 28 master bedroom suite with open view of the lake and mountains, 13x13 dressing room (could be another bedroom), 13 x 13 storage room and separate laundry room. Bathroom shower recently enlarged, beautifully redone in custom tile with teak fold-down seat and safety grab bar. Outside is an 8 x 30 shady concrete patio with a cedar swing to enjoy the sunsets over the lake and deer in the lower pasture.
Main level: Enter into a 25 foot ceiling open-plan, living/dining/kitchen area with exposed beams. Full bath. Two 12 x 14 carpeted bedrooms with cedar lined closets and large windows. Custom tile & tumbled slate kitchen counter with extra-wide sit-around peninsula. Newer SS range, sink, faucets, dishwasher. The lake side is mostly window for great views. Facing the lake is a 22 x 34 bi-level deck with a 10 x 16 metal roofed pergola.
Third level: 17 x 23 carpeted loft overlooks the great room and has open views on both ends. 6 x 23 storage areas on either side of loft.
The home is available unfurnished, fully or partially furnished.
Utilities: A deep private well provides plenty of clean and delicious water. A reverse osmosis drinking water system also feeds the ice maker. Whole house water sediment filter and water softener. Outside hot and cold soft water spigots are handy for summer outdoor showers and winter car washing. Newer 15.5 SEER Trane heat pump, air handler and programmable smart thermostat economically keeps the home at an even temperature without hot and cold spots. Remotely monitored ADT security system with heat, smoke, motion and intrusion detectors. Whole house power surge protection. High speed DSL. Main level of the house is wired for emergency generator power with separate panel.
Outside: Attached carport with 2 parking spaces plus a 12' x 20' area next to the house that we use for crafts, potting and additional shady seating. That area has a double thick slab and can be enclosed or screened. 16 x16 custom site-built shed with 6' wide ramp.
Setting: Our home is in a 12 lot "subdivision" with light restrictions to keep property values high. We have adequate land to insure privacy and quiet. The property is 2.8 miles off pavement down a lovely county-maintained country road which ends one mile beyond us. Our 7.61 acres is about half and half, pasture and maintained woods. You have immediate access to plenty of places to walk, hike or ride horses. The home faces just about west so we get magnificent sunsets over the lake and the warm winter sun. All trees have been trimmed for health, appearance, clear walking and fire safety. All poison ivy has been removed. There is plenty of room for a sunny vegetable garden close to the house.
We are 70 minutes from Branson, MO which has all the entertainment, shopping and restaurants you can imagine. If you don't know about Branson, Google it. Branson's new national airport is less than an hour away.
This area has award-winning health care, a fine "First Responder" organization and very affordable AirEvac Lifeteam.
Our property is about 25 minutes from local shopping, including Walmart Supercenter. Bigger shopping and more restaurants are in Mountain Home, about 45 minutes away.
If you want quiet, privacy, beauty, safety and great recreation, and the slower pace of rural living, this is for you.
Lastly, there is a certain “Wow” factor to our property that can’t be adequately described. You need to come sit on the deck for while to understand.
