For Sale OR LEASE: Historic Log Cabin, with covered dock in deep water option: One of a kind, Historic 250 year old waterfront log cabin, completely updated and in excellent condition, 1800 Sq. foot, featured in Country Living Magazine February 1985. There is an option to buy the adjacent waterfront lot that comes with access to a covered dock in deep water at the end of the cul de sac for an additional $30,000, subject to availability.
Cabin History: Built in 1760 in the Cowpens area of NC, the log cabin predates the famous Revolutionary War Battle of Cowpens and was occupied during the historic battle. In the mid-80s it was purchased, disassembled, and reassembled on a wooded lot in Simpsonville, SC, with the addition of all modern conveniences. The cabin at this location was featured in the March 1985 issue of Country Living Magazine. I loved the little house so much I saved the magazine, promising myself to have a cabin like this ‘someday’.
In the mid-nineties, the house was sold again and this time trucked 30 miles from Simpsonville to its present location on Lake Hartwell. That owner enclosed the front porch creating the 4 season sun room, installed new mechanicals, and constructed the massive exterior chimneys, decks, patios, etc. Visiting there from our home in Maryland, we stumbled upon the property on the market in 2005 while looking for a wooded lake lot to build on later. Imagine my surprise to find my dream house, now located on waterfront property and up for sale. We bought it within days to keep as a future retirement home.

Waterfront/Grounds: Beautifully wooded .67 acre waterfront lot. An ‘S’ curved asphalt driveway meanders through the woods and azalea gardens down to a circle in front of the cabin at ground floor level. No stairs. A brick patio and outdoor fireplace graces the inside of the drive circle. There is a small clearing in the back yard and then wooded again at the Lake Corp Line. By design, there is a minimum of grass to mow. (Can be done with a weed whacker.) The property fronts on a small secluded cove such that no other homes are visible in summer, except one immediate neighbor, along the water. Only woods are opposite this lot. The cove continues for about a quarter mile before opening to the main busy section of the lake. We had a brand new maintenance free aluminum and Brazilian Walnut
(Ipay) floating dock with swim ladder installed the fall we bought the property in 2005. There is 6 foot of water at the dock at full pool. Levels fluctuate seasonally (lower in winter and during drought).
The Lake: Fabulous Lake Hartwell is a 53,000 acre aquatic playground in the foot hills of the Smokey Mountains of northwestern South Carolina and Eastern Georgia. So enormous, it is described as South Carolina’s Fresh Water Coast. Built as a hydroelectric dam it is owned and operated by the Corp of Engineers. The lake is a sportsman’s paradise for fishing, boating, water skiing, jet boating, swimming, cruising, and house boating. The Pontoon Boat on Hartwell is everyone’s party central. With the Clemson Stadium right at lake side, residents boat to games.
Great retirement home: No steps from driveway to main floor that includes 12 x 25 Living room, 12 x 18 Kitchen, 12 x 25 Sunroom, 12 x 18 bedroom, Full bath, Laundry Room, pantry and decks. Second floor contains 25’ x 18 foot bedroom with full bath. In addition there is a 16 x 20 shop on the basement level.
Kitchen: 12 x 18, has a working massive stone fireplace, large granite island with wet sink and breakfast bar (we added),foot wide planked floors, kitchen equipped with stove, refrigerator, dishwasher, plus the antique stove and free standing butcher block seen in the magazine photos. Also antique kitchen table and chairs plus antique wall cabinet. Owner offers $3000 credit toward stainless steel appliances at buyers option.
Living Room: 12 x 25 has foot wide plank floors, massive working stone fireplace, and antique mantel.
Sun Room: Originally an open porch now enclosed with all windows on two sides, overlooking the lake. Fully insulated and heated for four season use. Wood paneling, cathedral ceiling, door to deck. Pass thru from kitchen. Antique hand pegged glass paned door between kitchen and sun room
Main Floor Bed Room: Entered thru antique glass paned French doors taken from a 1850s school house. 12 x 18 bedroom, could be divided into two bedrooms. 12 by 7 cedar lined walk in closet off this bedroom has room for small master bath and walk in closet. Foot wide board floors.
Main Floor Bath Room: Rustic wood walls, plank door, claw foot tub with shower, pedestal sink, standard toilet, wooden medicine cabinet with mirror, small linen closet, foot wide board floors.
Main Floor Laundry / Pantry: located off the kitchen, antique rustic plank door, antique brick flooring, washer, drier, pantry shelving.
Second Floor Bedroom: 18 x 25 including full bath with claw foot tub, shower equipped, sink in antique dresser, standard toilet. There is a charming but non-working stone fireplace (no flue) on the end wall. Walk in closet. Carpeted floor. Old iron bed shown in the magazine article still in this bedroom. Tokeena Shores Neighborhood: Quiet wooded neighborhood of a half a dozen custom lake front cottages built in the mid-80s, plus another dozen interior lot cottages, mostly owned by retirees. Asphalt roads, public water, cottage set back in the trees, close to the lake. Protected by community covenants. No home owner fees. Residential trailer that predated this development and located across the road was recently removed but still shows up on some satellite images. Prefabricated homes are not allowed in this subdivision. There are two undeveloped wooded lots on the north edge of the property that are available for purchase from the original subdivision owner if additional land/privacy is desired.
Close to Clemson University: Boat from home to Clemson Games. Clemson University located on Lake Hartwell is a 20 minute drive or 45 minutes by boat from the cabin.
Why we are selling: Life changes, our daughter is no longer interested in attending Clemson. The down economy will keep us working here for many more years. It’s not a short sale. We have no mortgage on the property. But college costs are looming and the college fund did not grow over the years as projected. So, it is prudent to sell the little gem at this time.
Tenant status: Currently leased until January 2012.
