The lot lies between Groton Village and Cortland City. It is in a country setting but within commuting distance of Ithaca, Cortland, and Interstate 81. It features two ponds, a large one enclosing about 1.11 acres and another having about 0.23 acres. The large pond has an island which the sellers installed to provide a nesting ground for geese.
