Every one of the 12 waterways in the analysis shows waterfront listing for more than non-waterfront.
Among the 12 waterways included in the analysis, Lake Washington carries the highest lakefront premium in the state. To live on the water here, buyers can expect to pay a whopping $1,460 per square foot, 151% more than non-lakefront homes in the same community, more than triple the cost. Bordering Seattle to the west and Bellevue to the east, Lake Washington sits between two of the most expensive housing markets in the Pacific Northwest, and its shoreline is one of the most tightly held stretches of waterfront real estate in the country.
Lake Chelan has the second-highest premium at 120%, with lakefront homes at $978 per square foot vs. $446 off the water. A 50-mile-long glacial lake in north-central Washington, Chelan is one of the state’s premier resort markets, with waterfront demand that draws buyers from Seattle, Spokane, and beyond willing to pay a steep premium for a spot on the shore.
Lake Whatcom holds the third-highest premium at 101%, with lakefront homes at $775 per square foot compared to $385 off the water. A large lake serving as the primary drinking water source for Bellingham, Whatcom has a mix of established lakefront neighborhoods and shoreline protected by watershed conservation, which limits new waterfront development and keeps existing lakefront in tight demand.
Hood Canal carries a 96% premium, with waterfront at $551 per square foot vs. $282 inland. A long, narrow fjord in western Washington bordered by the Olympic Peninsula, Hood Canal offers a different waterfront experience than the inland lakes, with tidal water, oyster beds, and dramatic mountain views. Its shoreline is a mix of vacation homes, retirement properties, and long-held family cabins.
Lake Tapps rounds out the top five at an 86% premium, with lakefront homes at $573 per square foot vs. $308 off the water. A reservoir in Pierce County southeast of Seattle, Tapps is a popular recreation lake within commuting distance of the metro, offering waterfront living without the extreme prices of Lake Washington or Sammamish.
