Among the 12 lakes included in the analysis, Lake James carries the highest lakefront premium in the state. To live on the water at James, buyers can expect to pay $644 per square foot, 195% more than non-lakefront homes in the same community, nearly triple the cost. Set in the foothills of the Blue Ridge Mountains in western North Carolina, Lake James is a Duke Energy reservoir known for exceptionally clear water and mountain views. Its shoreline has become one of the state’s most desirable premium waterfront markets.
Lake Norman has the second-highest premium at 143%, with lakefront homes at $525 per square foot vs. $217 off the water. The largest man-made lake in North Carolina and Charlotte’s premier lake market, Norman spans over 32,000 acres just north of the metro, drawing waterfront demand from one of the fastest-growing cities in the Southeast.
Lake Gaston holds the third-highest premium at 120%, with lakefront homes at $384 per square foot compared to $174 off the water. Gaston is a 20,000-acre reservoir straddling the North Carolina and Virginia border. Its long-established lake community regularly draws buyers from the Raleigh, Richmond, and Virginia Beach metros.
Lake Lure carries a 110% premium, with waterfront at $489 per square foot vs. $233 inland. It is an iconic mountain lake known for its dramatic surrounding cliffs and as the filming location for Dirty Dancing. Because of its scenic character and strictly limited shoreline, waterfront inventory remains incredibly tightly held.
Lake Tillery rounds out the top five at a 104% premium, with lakefront homes at $381 per square foot vs. $187 off the water. A reservoir on the Pee Dee River in the central part of the state, Tillery is a quieter alternative to Norman and Gaston, offering established lake living within easy reach of both Charlotte and the Sandhills region.
