What It Actually Costs to Live on a Lake in Idaho

For those who dream of owning a lake house, the appeal is simple: wake up, walk outside, and you’re on the water. In Idaho, that isn’t just a lifestyle upgrade. It costs 101% more.

Lakefront homes across the state list at a typical $734 per square foot, compared to $365 for homes just a short drive from the same shore. For a 2,000-square-foot house, that’s roughly $738,000 more just to be on the water. That 101% premium runs nearly double the national average of 53%, one of the steepest waterfront markups in the country.

Idaho’s premium is broad-based. The lakes included in the analysis show lakefront properties listing for more than non-lakefront, and every one is a recognized resort or destination market. Even the state’s least-premium lake carries a 76% markup, still well above the national average.

Among the six lakes included in the analysis, Payette Lake carries the highest lakefront premium in the state. To live on the water in McCall, buyers can expect to pay $952 per square foot, 212% more than non-lakefront homes in the same community, more than triple the cost. Set in the mountains north of Boise, Payette combines resort-town scarcity with a limited shoreline, and its premium reflects it.

Hayden Lake has the second-highest premium at 125%, with lakefront homes at $723 per square foot vs. $321 off the water. A smaller, quieter neighbor to Coeur d’Alene in the Idaho Panhandle, Hayden has long attracted buyers looking for the Panhandle lake lifestyle with less summer traffic than its bigger sibling.

Coeur d’Alene Lake holds the third-highest premium at 104%, with lakefront homes at $692 per square foot compared to $339 off the water. Idaho’s most famous lake and a national destination in its own right, Coeur d’Alene is the anchor of the Panhandle’s waterfront market and draws buyers from across the Pacific Northwest and beyond.

Priest Lake carries a 102% premium, with waterfront at $698 per square foot vs. $346 inland. Priest is one of the most remote lakes on the list, tucked in the far northern Panhandle near the Canadian border. It offers a rugged, undeveloped feel that keeps its shoreline in tight demand despite being harder to reach than the state’s better-known lakes.

Lake Pend Oreille rounds out the top five at an 80% premium, with lakefront homes at $724 per square foot vs. $403 off the water. Pend Oreille is Idaho’s largest lake, running more than 40 miles through the Panhandle and anchors the Sandpoint area. Its size means more shoreline than the smaller top-tier lakes, which helps soften the premium while still keeping waterfront well above the surrounding market.
