What It Actually Costs to Live on a Lake in Arkansas

For those who dream of owning a lake house, the appeal is simple: wake up, walk outside, and you’re on the water. In Arkansas, that isn’t just a lifestyle upgrade. It costs 59% more.

Lakefront homes across the state list at a typical $248 per square foot, compared to $156 for homes just a short drive from the same shore. For a 2,000-square-foot house, that’s roughly $185,000 more just to be on the water. That 59% premium runs above the national average of 53%, a sign of how much Arkansas buyers value a spot directly on the lake.

Arkansas’s premium tells a two-part story. At the top of the market, resort lakes in the Ozarks and the Ouachitas command steep markups for waterfront. At the same time, the state remains one of the most accessible lake markets in the country: even the state’s most expensive lakefront communities list at prices well below what buyers pay in mountain resort or coastal markets. Every one of the 11 Arkansas lakes in the analysis shows waterfront listing for more than non-waterfront.

Among the 11 lakes included in the analysis, Lake Hamilton carries the highest lakefront premium in the state. To live on the water at Hamilton, buyers can expect to pay $273 per square foot, 87% more than non-lakefront homes in the same community. Located on the southern edge of Hot Springs in the Ouachita Mountains, Hamilton is one of Arkansas’s most established resort lake markets, drawing weekend and second-home buyers from Little Rock and beyond.

Beaver Lake has the second-highest premium at 80%, with lakefront homes at $398 per square foot vs. $222 off the water. A 28,000-acre reservoir on the White River in northwest Arkansas near Bentonville and Fayetteville, Beaver Lake sits at the doorstep of one of the fastest-growing metros in the region and one of the wealthiest markets in the Ozarks.

Lake Catherine holds the third-highest premium at 63%, with lakefront homes at $228 per square foot compared to $140 off the water. The smallest and easternmost of the three Ouachita lakes anchored by Hot Springs (along with Hamilton and Ouachita), Catherine offers a quieter alternative to Hamilton while remaining within easy reach of Little Rock.

Lake Balboa carries a 47% premium, with waterfront at $239 per square foot vs. $163 inland. One of the eleven lakes inside Hot Springs Village, one of the country’s largest gated residential communities, Balboa is smaller than the region’s marquee lakes but offers waterfront living within a well-established retirement and resort setting. Lake houses here still command a premium, but the entry point is more accessible than what buyers face on Hamilton or Beaver.

Greers Ferry Lake rounds out the top five at a 44% premium, with lakefront homes at $219 per square foot vs. $152 off the water. A 40,000-acre lake in the north-central Arkansas Ozarks known for clear water and striped bass fishing, Greers Ferry remains one of the most popular recreational lakes in the state and one of the more affordable premium waterfront markets in the region.
