Among the seven lakes included in the analysis, Kerr Lake (Buggs Island Lake) carries the highest lakefront premium in the state. To live on the water at Kerr Lake, buyers can expect to pay $311 per square foot, 75% more than non-lakefront homes in the same community. Kerr is the largest man-made lake in Virginia and one of the largest recreational lakes in the Mid-Atlantic, with a long-established lake community anchored around fishing, boating, and family cabins.
Lake Anna has the second-highest premium at 71%, with lakefront homes at $389 per square foot vs. $228 off the water. A 13,000-acre reservoir in central Virginia between Richmond and Washington DC, Lake Anna is one of the state’s most sought-after recreational lakes, drawing weekend and second-home buyers from both metros to its established lake community.
Smith Mountain Lake holds the third-highest premium at 62%, with lakefront homes at $323 per square foot compared to $200 off the water.
