Among the 8 lakes included in the analysis, Pickwick Lake carries the highest lakefront premium in the state. To live on the water at Pickwick, buyers can expect to pay $350 per square foot, 99% more than non-lakefront homes in the same community, nearly double the cost. A 43,000-acre TVA reservoir on the Tennessee River, Pickwick draws buyers from Memphis, Nashville, and beyond, and its combination of scenic bluffs and year-round recreation has made it one of the state’s most sought-after lake markets.
Watauga Lake has the second-highest premium at 85%, with lakefront homes at $356 per square foot vs. $193 off the water. Watauga, thanks to its high elevation, is one of the most scenic lakes in the Southeast, with much of its shoreline bordered by the Cherokee National Forest. That protected land keeps buildable waterfront tightly constrained and prices high.
Chickamauga Lake holds the third-highest premium at 54%, with lakefront homes at $312 per square foot compared to $202 off the water. It is one of the state’s most established lake markets and a nationally recognized bass fishery, drawing a steady mix of anglers and second-home buyers.
Watts Bar Lake carries a 45% premium, with waterfront at $302 per square foot vs. $208 inland. Watts Bar has one of the longest shorelines in the Tennessee River system and a deeply established lake culture, offering waterfront living at a more accessible entry point than the state’s premium markets.
Boone Lake rounds out the top five at a 36% premium, with lakefront homes at $248 per square foot vs. $182 off the water. Located in the Tri-Cities region of northeast Tennessee, Boone is a smaller TVA reservoir that anchors the local lake market for the Johnson City and Kingsport metros.
