What It Actually Costs to Live on a Lake in Michigan

For those who dream of owning a lake house, the appeal is simple: wake up, walk outside, and you’re on the water. In Michigan, that isn’t just a lifestyle upgrade. It costs 89% more.

Lakefront homes across the state list at a typical $368 per square foot, compared to $194 for homes just a short drive from the same shore. For a 2,000-square-foot house, that’s roughly $348,000 more just to be on the water. That 89% premium runs well above the national average of 53%, a sign of how much Michigan buyers value a spot directly on the lake.

Michigan is the country’s most water-defined state, with more freshwater shoreline than any other. Yet within its 31 analyzed lakes, lakefront still commands a substantial markup. The premium plays out differently across the state: from smaller inland lakes near urban Michigan where scarcity drives the biggest markups, to Great Lakes county shorelines where waterfront is more abundant but still meaningfully more expensive than the surrounding market.

Among the 31 lakes included in the analysis, Paw Paw Lake carries the highest lakefront premium in the state. To live on the water at Paw Paw, buyers can expect to pay $488 per square foot, 222% more than non-lakefront homes in the same community, more than triple the cost. A small inland lake in Berrien County within reach of Chicago’s weekend market, Paw Paw’s limited developable shoreline meets steady out-of-market demand, and the premium reflects it.

Muskegon Lake has the second-highest premium at 176%, with lakefront homes at $478 per square foot vs. $173 off the water. A deep-water lake connected to Lake Michigan on Michigan’s west coast, Muskegon has seen substantial waterfront redevelopment in recent years as former industrial sites transition to residential use, giving it a distinctive urban-lakefront market.

Lake Macatawa holds the third-highest premium at 158%, with lakefront homes at $561 per square foot compared to $217 off the water. Situated in Holland on Michigan’s west coast, Macatawa connects to Lake Michigan through a channel and functions as a boat-access lake in a well-established, affluent town. The combination of protected water, boating access, and a desirable community keeps waterfront tightly held.

Lake Michigan (Delta County) carries a 152% premium, with waterfront at $313 per square foot versus $124 inland. Located in Michigan’s Upper Peninsula near Escanaba, this stretch of Lake Michigan shoreline offers Great Lakes waterfront at a lower baseline than the more developed west coast, and the gap between shore and inland is one of the widest in the state.

Crystal Lake (Benzie County) rounds out the top five at a 146% premium, with lakefront homes at $601 per square foot versus $244 off the water. A famously clear, deep-water inland lake near Frankfort in northwest Lower Michigan, Crystal is one of the state’s classic Up North lakes, drawing generational cottage owners and vacationers who’ve kept its shoreline in tight demand for decades.

A minimum of 10 waterfront and 10 non-waterfront listings are required for a lake to be included in the analysis. Lake Michigan, Lake Huron, and Grand Traverse Bay are analyzed by county or bay arm, since each stretch of Great Lakes shoreline represents a distinct residential market. Statewide figures use a geometric mean to limit the influence of unusually high-priced listings; individual lake figures show median price per square foot.

How Michigan compares to other states

Nationally, waterfront lake houses command a typical $328 per square foot, compared to $214 for non-waterfront properties, a 53% premium. Michigan’s 89% premium sits well above that national average.
